On March 23, 2020, land registration, real estate, and moving services were deemed essential by the Province of Ontario. Our agents will continue to actively assist new and existing clients. Nonetheless, our showing procedures have gone through a process of thoughtful adjustment. We’ve remodeled our standards from A-to-Z to meet the unique demands of the present moment.

In an effort to increase physical distancing wherever possible, we’ve developed a framework within which only seriously pre-qualified and/or essential showings are permitted. This new focus is rooted in a commitment to information sharing and an embrace of technological support.

What can our seller clients expect during this period of transition? Read more about our step-by-step approach below.

 

1. Property Summary Document

We’ve created a custom Property Summary document that offers far greater detail than the standard MLS data sheet. The Property Summary document will be provided to all Realtors and Buyers requesting a showing.

 

2. Custom Neighbourhood Report

In addition to the Property Summary document, your listing will be accompanied by a detailed neighbourhood report, including information on schools, parks & recreation, transit, safety, and convenience. Our goal is to provide as much detail as possible in order to maximize efficiency and limit non-essential showings.

 

3. Mandatory 3-D Tours

We’ll create a 3-D Tour of your property and ensure that all Realtors and Buyers review the footage prior to any physical tour taking place. The photoshoot will be administered directly by your agent prior to list with no added hassle and at no extra cost.

 

4. Drive-By Showings

We’ll instruct all interested parties to complete a contactless drive-by showing after reviewing the property summary document, the neighbourhood report, and the 3-D tour. We believe that Agents and Buyers should take time to carefully consider the location of the property and its surroundings before proceeding.

5. Pre-Inspections and Status Certificates

We encourage pre-inspections prior to listing in order to limit unnecessary visits and increase efficiency. For clients selling condominiums, we’ll purchase the Status Certificate during the same period. With our client’s permission, we’ll make this documentation available for review before showings are confirmed.

 

6. Signing of Disclosure Documents

Our office has developed a list of standard rules and procedures to help mitigate risk. All Realtors and Buyers will be required to complete a safety checklist disclosing their current health status and exposure risk prior to a showing confirmation being granted.

 

7. In-Showing Procedures

We advise our seller clients to keep doors open and lights on whenever possible. All individuals attending the showing will be clearly instructed not to touch hard surfaces. Realtors will be advised that no more than two prospective buyers may attend the property at a single time. We do not require our Sellers to leave their home during showings.

 

8. Post-Showing Procedures

We’ll assist in scheduling showings during limited blocks of time to allow for proper cleaning and disinfecting before and after. Your agent will refer available professional cleaning services as needed.

 

9. Document Management

We’re working carefully to ensure that paperwork is managed digitally. E-signature will be used exclusively for all documents. Your agent will happily provide training and instruction.

 

10. Legal Protection

When completing paperwork, you will notice several legal inclusions pertaining to COVID-19 delays and interruptions. We have worked closely with trusted experts to develop a list of custom clauses and conditions to provide yet another form of protection.
